Booking Process
RESERVATION PROCESS:
All cottages are reserved on a weekly basis until 2 weeks prior to the rental date based on availability, when they are opened up to less than weekly rentals. (Please call for shorter stays based on availability). Previous guests receive a renewal letter in October and must reserve their same week/cottage by November 30th for the following summer. Once reserved, a 50% deposit is then due by November 30th to hold the reservation. The balance (50%) is then due 30 days prior to arrival (The balance is due 30 days prior to arrival to the same address, or if a credit card is on file it will be autobilled).
All Cottages and Houses are rented Saturday to Saturday from the 3rd week in June, until Labor Day. (Check in @4pm, Check Out @ 10 am). If trying to book and site shows NO AVAILABILITY PLEASE CALL 315-357-2110.
We require a 2 week prior notice for any cancellations. Your deposit will be refunded only if the cottage is rented. A $25 service charge applies to all refunded deposits.
On January 2nd, cottages for which a renewal reservation has not been made are opened up to the general public for weekly rentals PLEASE CALL TO BOOK FOR LESS THAN ONE WEEK 315-357-2110, as well as renewals that have not made deposits are opened up and your week is lost. Requests for cottages are taken on a first come, first served basis. Please email with your request and you will be contacted either the first week in January or the first week of February with available options.

AGE RESTRICTIONS:
The person renting the cottage/house must be 18 years of age with photo ID and must be present at check-in.
DAMAGE/CLEANING DEPOSIT:
All guests are required to provide a $50-$250 (per-Cottage-House) security/cleaning deposit at the time of the reservation. For all reservations booked for less than one week, the cleaning deposit will be retained. A credit card is required for this deposit. The deposit will be refunded after check out if the cottage is left in the same (or better) condition upon check out, and reservation was for one complete week or more. Guests are required to clean the kitchen (wipe out refrigerator, toaster oven and microwave), wash all dishes and put them back in the cupboards. The shower, toilet and sink must also be cleaned. Please remake the beds, putting the comforters on the beds. Please sweep and mop throughout. Cleaning supplies are provided. All garbage must be put in the proper trash cans upon check out.
Once You've Booked
*Check-in time is 4 PM, check out is 10 AM.
*For the comfort of all of our guests, all cottages and houses are strictly non-smoking. Please be considerate of other guests when smoking outdoors. Do not throw cigarette butts on the grounds or in the water.
*Gina at BED BARK and BEYOND does a great job and will love your pets as much as you do. If looking to board a pet, give them a call. They are located at: 7 RT 28, Inlet, NY 13360. 315-390-4427.
*It is the guest’s responsibility to take good care of the property and to leave it in the same clean and tidy condition as they found it.
Parents/Guardians are responsible not only to clean up after your children, but also all guests at your party. This includes, and is not limited to, Sand Toys, Boats, Beach and Picnic areas, Grills, and any other areas you see needing attention. We would like to be sure the next guest has the same great, neat, and clean experience you did.
MAXIMUM OCCUPANCY:
Cottages 1-4: 2 people (Cottage 1 has a Queen, Cottage 2 has a full-sized bed). Cottages 3 & 4 have a full-size bed with a kitchenette.
Cottages 5-6: 4 people (1 full-sized bed plus a sleeper sofa on enclosed porch)
Cottage 7: 4 people (2 full-sized beds in 2 bedrooms)
Cottage 7A: 6 people ( 2 bedrooms, 1 with a queen, 1 with a full, and 1 twin-size bunk in 3rd bedroom)
Cottage 8A: 6 people (2 full-sized beds in 2 bedrooms, 1 sleeper sofa in living room)
Cottage 8: 9 people (5 full-sized beds in 5 bedrooms)
Cottage 9: 1 room with a queen, 1 room with a full, 1 room with twin bunkbeds.
Cottage 10: 8 people (3 Queen-sized beds in 2 bedrooms, 1 sleeper sofa in living room)
House 11: 13-17 (1 room with a king bed, 1 room with a queen bed, 1 room with a double bed, 1 room with 2 bunk beds, each with a full-size on the bottom and twin on top, and 1 room with a twin bed. There are also 2 full-size futons on the upper floor/family room)

When You Arrive
CHECK IN:
Please stop in the office, 2nd building on the right, to see if your cottage is ready. You will pay your balance and receive further information about the beach, property, and dock policies. Please help yourselves to the brochures in the office with information on local services.
LINENS:
All beds have a mattress pad, blanket, pillows, bath mat and kitchen towel, and cloth. Please bring sheets, pillowcases, and towels. Toilet paper and trash bags are provided.
WE DO NOT PROVIDE SHEETS, BLANKETS, OR TOWELS! IF you forget any of these can be purchased at the Inlet Department Store. Any guest using a bed without sheets will be charged a cleaning fee in addition to all other fees or costs. PLEASE contact us for any help or info on this subject.
Bed sizes are as follows:
Cottage 1 has a Queen Bed. Cottages 2, 3, 4, 5, 6, 7, 8A, and 8 all have full-size beds.
Cottage 7A has 1 room queen, 1 room full, and one room with twin bunk beds
Cottage 9 has 1 room with a queen bed, 1 room with a full-size bed, and 1 room with a twin bunk bed. House 11 has 1 room with a full-size bed, 1 room with a queen bed,1 room with a king bed, 1 room with 2 Full-Size bunk beds, each with a full-size bed on the bottom and a twin on top, and 1 room with a twin bed. There are also 2 full-size futons in the family area.
House 12 has 2 rooms with full-size beds,1 with a queen bed, and 1 with a Queen bed and a twin bed.
Cottage 10 has 2 queen-size beds
We appreciate you following these guidelines, and groups that do not will be asked to make an adjustment to their guest, or they will be asked to leave without a refund. We value our Adirondack Mountains and land! It is imperative that we follow these guidelines set forth by the New York State Fire and Health departments. Thank You!!
TRASH:
All trash is recycled. General trash must be put in the clear plastic bags supplied. Plastic bottles must be rinsed, tops removed, and placed in the red garbage can marked “plastic”. Trash cans are located between cottages 7A and 8, in front of the utility room. Aluminum cans are placed in the can marked “metal”, and glass containers are also rinsed, tops removed, and placed in the can marked “glass”. Newspapers and magazines are also recycled. ALL $.05 RETURNABLES GO IN BLUE BINS, all other recyclables go in labeled trash cans.
CLEANING:
Our cottages and houses are “housekeeping” cottages. Cleaning supplies are provided, and each cottage must be cleaned prior to check out. We have only 4 hours to turn over the cottages. In order to keep your cottage week each year, you must leave the cottage as you found it upon arrival. This includes cleaning the kitchen (wipe out refrigerator, toaster oven, and microwave), all dishes washed and put back in the cupboards. The shower, toilet, and sink must also be cleaned. Please remake the beds, putting the comforters on the beds. Please sweep and mop throughout.
HEAT AND AIR CONDITIONING:
We do not have air conditioning in the cottages. There are fans available for use.
Space heaters are available as well.
TVs:
There is 1 TV in cottages 1-10. Houses 11 and 12 have 1 TV in the living room and TVs in some of the bedrooms as well. All TVs are SMART TVs and stream the SPECTRUM CABLE APP. Cable boxes are no longer supported in this region.
DOCK, BOATS, JET SKIS:
Dock space is free and is on a first-come, first-served basis, There is one dock for guests and one private dock for our rental boats. The dock in front of House 11 is for guests (woodgrain appearance L SHAPED), the opposite is for RENTAL BOATS ONLY. Guest are responsible for any damage to their vessel, or to our docks and/or property. There is a public boat launch less than a 1/4 mile from our entrance. Powered pontoon boats can be RENTED ON SITE at Stiefvater's and reserved on this site by clicking the BOAT RENTAL button (Bottom of this page, RED BUTTON). Boats and jet-skis must observe all NY boating rules. Boats and jet skis must remain 500 feet from the beach and swimming area at all times and observe all no-wake rules.
BEACH:
Swimming is permitted within the roped area off the sandy beach AT YOUR OWN RISK. Diving is prohibited anywhere on the property. MONDAY BEACH YOGA is at 10 am, 2/3 of the beach is reserved on Monday for this hour-long activity.
WATERSPORTS:
Kayaks, canoes, and pedal boats are provided for your use free of charge. Life vests are required and are provided. Boats are on a first-come, first-served basis and must be clean and returned to the boat racks before sunset each day. All guests must wear life jackets. ALL BOATS ARE USED AT YOUR OWN RISK.
GRILLS AND FIRE PIT:
Cottages 1-7, 8A, 9, and 10 have charcoal grills (guests supply charcoal). Houses 7A, 8, 8A, 9,10, 11, and 12 have a gas grill, and propane is provided. Please keep gas grills away from cabin walls and off wood decks.
The fire pit near the beach is for all guests. Campfire Wood, kindling, newspaper, and matches are provided for our guests. Please feel free to start your own fire or request assistance from the caretaker. All fires must be closely attended. Please, no more than 5 pieces of wood on the fire at one time; this fire district is strict on fire size.
RECREATION ROOM:
An indoor recreation room is located beside the office. There is a ping pong table as well as various board games and occasionally video games for your free use. Children are permitted to use the recreation room as long as they treat the games with respect and clean up the games when they’re done with them.
PLAYGROUND AND OUTDOOR RECREATION:
There are swings, a slide, sand box, badminton, volleyball, basketball, tetherball, corn hole, and horseshoes provided. Please do not abuse the games. Guests are responsible for damages to the rec room equipment. All children under 12 years of age must be supervised by an adult. You are responsible for cleaning up after yourselves.
PARKING:
Cottages 1, 2, 3, 4, 5, 6, 7, 7A, 8, and 8A may park 1 car in front of the cottage. Cottages 9 and 10 are allowed 1 car beside house #8. House #11 may park 1 car in front of the house. House 12 and all other cars must park in the parking lot at the entrance and across from House 12. If you are parking additional cars, please park one in front of the other(s) to leave space for other guest and their vehicles. ALL BOAT TRAILERS AND OTHER TRAILERS, please park in the open lot across from house 12, closest to the road.
